Kitchens

New cabinets, floors and windows
  

  


Once again, new cabinets, floor, and window, plus new walls and ceiling
  

  


A pretty straight forward kitchen - out with the old & in with the new
   


A large pantry behind the kitchen had suffered considerable water damage,
so was completely gutted and redone.
   



Bathrooms

Moving the sink to the other side of the bathroom made the room more
efficient, and made room for a larger new tub.

This bathroom was quite a challenge. A bedroom closet was eliminated and a wall
was moved to make the bathroom larger. The floor became heated 1/2" marble tile
and the walls were partly covered with matching tile.
Here, the tub was removed and the window was replaced with a glass block window.


At one end of the old tub became the location of the new imported vanity.


Where the old vanity used to be is now the back end of the new Jacuzzi tub.


Where the old closet used to be is where the front end of the new Jacuzzi tub is,
with two shower heads.




Additions & Misc.

The deck in front of the door was closed up and moved to the side of the
house so that the master bath and closet could be enlarged on the upper level
and then added a 7x12 storeroom underneath on the lower level.

These are before and after pics of the corner of the house where the work was done.
  

I only had to go down 4 feet for new footings and floor since the house
is a split entry. A door was cut through the lower level for access
to the new storeroom.


Looking from the master bedroom, you can see how small the bath was. The stool
and tub/shower are to the left of the vanity. The wall behind the vanity was
removed and the vanity was turned and put on the wall to the right along with
a new storage cabinet. I added a thermostat-controlled heated ceramic tile floor
a jacuzzi tub, and a tankless water heater for the tub & vanity (now to the right)
  

The master closet was a small walk-in at 4-1/2 by 7-1/2, but became much more
usefull at 7-1/2 by 11 feet.
  

This dark paneled family room was lit by just a few flourescent tubes above the ceiling.
New dropped ceiling and bright fixtures helped a lot.
   

To the left was a bar that got removed and replaced with a closet,
and through a door on the right is a 3/4 bath.
   

Next to where the bar had been, we opened up the wall to add 4
more closets in the other side of the basement.
   


In this house the kitchen and dining area were combined into a large kitchen.
Then we built a 12 by 26-foot addition on posts with a new dining room and
4-season porch, both with vaulted ceilings.

  

   


Here are a few from a big project. Originally a small breezeway and a 1-car garage,
it has become a 2-story, attached double garage. Access to the 2nd floor is
from the attic of the house.

   

   

Besides tearing off two layers of siding, we tore down two
rooms and rebuilt them because they were sinking.
  


The woodwork throughout the first floor got fresh stain and shellac.
New ductwork for the upstairs had to be run along the ceilings and boxed in.
   

We provided new leaded glass windows to replace those missing from the buffet.
Also there was more ductwork to box in.
   



Decks, etc.

A ground-level (< 24" high) deck, about 500 square feet in size.

  


A 12 by 39 foot deck that we tore down, dug new footings for, and re-built out of cedar.

In this case, the owner dug the window well for the egress window,
but then decided he wasn't up to tackling the window installation.
